Bodrum is one of Turkey’s most distinctive coastal property markets. Set on the Aegean coast of Muğla Province, the Peninsula combines established towns, small Bays, Marinas, beach communities, and some of the country’s most exclusive residential addresses. Buyers can choose from apartments, traditional stone houses, family villas, modern residences, seafront homes, and large private estates.
Buying property in Bodrum is rarely only about the home itself. The location can shape how often a property is used, how easy it is to reach throughout the year, whether the surrounding area stays active outside summer, and how suitable it is for rental income or long-term living.
A house in central Yalıkavak offers a very different experience from a villa in Gümüşlük, a waterfront home in Türkbükü, or an apartment close to Bodrum Marina. Bodrum also has a strong domestic buyer base alongside international demand, particularly at the premium end of the Peninsula.
Bodrum Real Estate: One Peninsula, Many Markets
One of the most useful things to understand before buying is that Bodrum is not a single resort in Türkiye. Each part of the Peninsula has its own character, pricing, and buyer profile.
Bodrum Town offers year-round activity, shopping, restaurants, nightlife, and Marina access. Yalıkavak has developed into an international yachting and luxury property centre. Gümüşlük retains a lower-rise, more relaxed character around Rabbit Island and the remains of ancient Myndos. Türkbükü and neighbouring Bays are associated with premium summer homes, while Turgutreis combines a large local centre with beaches and an established Marina.
Sailing is a major part of Bodrum life. Yalıkavak Marina, Milta Bodrum Marina, and D-Marin Turgutreis provide yachting infrastructure across different parts of the Peninsula. Milas-Bodrum Airport is around 35km from Bodrum Town, although journey times increase for locations further around the Peninsula.
For permanent residents, access to supermarkets, healthcare, schools, and year-round services should be considered alongside sea views and beach access. Holiday-home buyers may place more emphasis on the airport, Marina, beach clubs, or town centre.
Where to Buy Around the Bodrum Peninsula
Yalıkavak
Yalıkavak has undergone one of the most significant transformations on the Peninsula. Once known mainly as a fishing town and summer-home location, it now combines a busy centre with Yalıkavak Marina, restaurants, international brands, and a substantial high-end property market.
Homes range from apartments within walking distance of the centre to sea-view villas in Geriş, Küdür, Gökçebel, and surrounding hillside areas. Luxury developments close to the Marina can sell into multi-million-dollar territory, while established complexes further from the waterfront provide lower entry points.
Yalıkavak remains active beyond the peak summer months and is suited to buyers seeking Marina access, sunset views, larger villas, or premium resale property in Türkiye.
Türkbükü and Gölköy
Göltürkbükü sits at the upper end of Bodrum’s summer property market. Türkbükü has long attracted wealthy Turkish second-home owners, and the coastline contains boutique hotels, beach clubs, restaurants, and some of the Peninsula’s most expensive villas for sale.
Waterfront supply is limited, and properties with direct sea access, private platforms, large plots, or views over sheltered Bays command significant premiums. Nearby Hebil and Cennet Koyu also contain major luxury developments.
This side of the Peninsula is more seasonal than Yalıkavak or Bodrum Town. Buyers planning full-time residence should visit during winter as well as summer before deciding.
Gümüşlük
Gümüşlük offers a different pace. The old fishing village, Rabbit Island, coastal restaurants, and historic surroundings have helped preserve its identity, while the surrounding hills now contain modern villas and residential complexes.
Property can offer better entry points than prime Yalıkavak or Türkbükü, particularly away from the seafront, although premium villas with open sea and sunset views still command high prices. Koyunbaba and the hills between Gümüşlük and Yalıkavak are popular with buyers seeking space, privacy, and views without being directly beside a Marina or resort centre.
Bodrum Town
Bodrum Town is the Peninsula’s main urban centre and one of the strongest locations for year-round living. Homes close to the Marina, castle, shops, and restaurants offer a more walkable lifestyle than many hillside or coastal developments elsewhere on the Peninsula.
Space is more limited in central locations, so buyers may trade large plots and private gardens for convenience. Older stone houses and established apartments are located alongside modern residences and luxury developments overlooking the castle or Marina.
Turgutreis, Gündoğan, Bitez, and Ortakent
Turgutreis is one of the Peninsula’s largest centres outside Bodrum Town and has its own Marina, local shops, restaurants, and services. It can suit buyers wanting a functioning year-round town with easier access to western Bodrum.
Gündoğan is smaller and more residential, with a sheltered Bay and a strong mix of villas and apartments for sale. Bitez and Ortakent are closer to Bodrum Town and combine beaches, local communities, and convenient access to central districts. These areas can be ideal for families who want to use Bodrum throughout the year rather than only during the summer season.
Bodrum Property Prices from Apartments to Waterfront Villas
Bodrum has a very wide pricing range. Current Property Turkey listings include apartments from around $220,000 USD, while villas can begin from around $370,000 USD in selected locations. At the opposite end of the market, branded residences, beachfront villas, and major private estates in Yalıkavak, Türkbükü, and other premium Bays can exceed $10 million USD.
Prices are indicative and depend heavily on exact location, sea view, walking distance to the coast, private beach access, plot size, building age, facilities, Title status, and whether the home is part of a recognised luxury development. As a general guide:
- Apartments and smaller residences provide the lowest entry point into the Peninsula.
- Family villas with gardens and shared or private pools occupy the middle market.
- Sea-view villas in Yalıkavak, Gümüşlük, and Gündoğan can rise quickly in price according to elevation and proximity to the coast.
- Waterfront and beachfront property carry a price premium.
- Branded residences and large estates in prime Bays sit at the highest end of the Bodrum market.
Holiday Home, Year-Round Base, or Investment?
The best place to buy in Bodrum depends on how the property will be used. For a holiday home, buyers may prioritise beaches, Marina access, restaurants, private pools, and easy airport transfers. Yalıkavak, Türkbükü, Gündoğan, Gümüşlük, and Turgutreis offer very different versions of the Bodrum summer lifestyle.
For permanent living, access to year-round services becomes more important. Bodrum Town, Yalıkavak, Turgutreis, Bitez, and Ortakent provide easier access to shops, healthcare, schools, and everyday services than small seasonal Bays.
Rental buyers should be realistic about seasonality. Well-located villas with private pools, sea views, and easy access to established resort centres can attract strong summer demand, but occupancy and returns vary by property, management, pricing, and rental regulations.
Bodrum also attracts buyers seeking long-term capital preservation in coastal locations. Waterfront land, established prime neighbourhoods, and homes with protected views are difficult to replicate, which is one reason the upper end of the market behaves differently from standard holiday-home stock.
Foreign buyers purchasing qualifying real estate worth at least $400,000 USD may also be able to apply for Turkish Citizenship by Investment, subject to current programme rules and a three-year restriction on resale.
Restricted Areas for Foreign Buyers in Bodrum
Foreign nationals can buy property across most of the Bodrum Peninsula, but military and security restrictions still affect individual parcels in some areas. Current land, planning, valuation, and court-sale records confirm restricted parcels in parts of Bitez, Ortakent, Yahşi, Akyarlar, and Turgutreis.
Properties affected can carry an annotation on the Title Deed stating that the parcel falls within a Military Forbidden Zone or Security Zone, or within an area designated under Article 28 of Law No. 2565. Where such a restriction applies, a foreign national may be prevented from acquiring the property.
The restriction does not automatically apply to every property within the wider neighbourhood. Two homes in the same area can have different legal status depending on the exact parcel and its position within the designated zone.
Foreign buyers considering property in Bitez, Ortakent, Yahşi, Akyarlar, Turgutreis, or nearby parts of the western Peninsula should have the individual Title Deed and parcel checked before paying a deposit. This establishes whether the property is open to foreign ownership.
