A reservation in an off-plan development should be followed by clear answers. Who stands behind the project? What have they built before? How is construction funded? What evidence shows that the building will reach completion? Serious buyers should ask these questions, and serious developers should answer them directly.
Property Turkey has been in the Turkish real estate market since 2001 and has designed and built homes in Turkey since 2008. Our record stretches from private seafront villas on Sovalye Island to the White House collection in Fethiye and Dalaman, architectural homes in Bodrum, and Istanbul residences including Sense Sisli and Sense Levent.
The locations and building types have changed, but the thinking has remained consistent. Property Turkey does not enter development simply to release another standard block of apartments. Each project must offer design value, suit its location, improve the experience of living there, and be backed by a controlled route to completion.

Property Turkey founder Cameron Deggin did not arrive at design and construction through a boardroom exercise. His interest grew through years spent travelling around Turkey, studying its regional property markets, and sailing along the Mediterranean and Aegean coasts.
Sailing changes how somebody views a coastline. A home is no longer judged only by its façade or floor plan. The position of the sun, direction of the wind, privacy from the water, access to a mooring, evening light, and connection between terraces and the sea all become part of the design.
Cameron has carried that personal interest into every project. He still owns a Bodrum U House and L House himself. For him, development is connected to pride, enjoyment, and legacy. The final test is whether he would live in the home, retain it, and remain pleased to place his name against it.

Sovalye Island sits in the Gulf of Fethiye, a short boat journey from Fethiye Marina and Calis Beach. It is one of the first islands encountered on the Twelve Islands sailing route and is one of the area’s most private residential addresses, with no conventional road network across the island.
Property Turkey designed and built three seafront villas on Sovalye Island between 2008 and 2010. Each home offered direct access to the water and its own private yacht mooring. The work was managed from the initial concept and architectural planning through to construction, interiors, landscaping, and final handover.
Island construction introduced practical challenges that ordinary mainland sites do not face. Building materials, workers, equipment, and deliveries had to cross the water. Each stage required detailed scheduling, disciplined site management, and close supervision to prevent delays or expensive mistakes.
The architecture also had to earn its place on an exceptional shoreline. Large windows brought the sea view into the bedrooms, terraces extended the living areas, and private exterior spaces allowed owners to enjoy the setting without losing seclusion. Mooring access was treated as part of the home rather than an optional extra.

Following the Sovalye Island villas, Property Turkey developed the White House concept across Fethiye and Dalaman. More than 20 were completed, giving the company experience not only in building individual homes, but in larger projects, repeating a successful architectural identity across different plots and buyer requirements.
The White House name came from its clear exterior character, generous scale, and formal presence. These were not compact holiday villas. Many were large family residences built on private land, with spacious reception rooms, landscaped gardens, swimming pools, guest accommodation, and entertainment areas.
One of the strongest examples is in Akkaya Valley near Dalaman. The villa occupies a 2,335m2 plot and provides 903m2 of gross internal space. It includes six bedrooms, six bathrooms, a private pool, Jacuzzi, steam room, cinema and hobby areas, an internal lift, and extensive grounds.
Property Turkey sold that home to a British client in 2009 for $650,000 USD. The owner later returned to Property Turkey when placing it on the resale market at a far higher asking price. No past resale can promise the result of a future purchase, but the example shows continued owner confidence and lasting demand for the original construction concept.

Bodrum offered Cameron the opportunity to push further into architectural design. Gumusluk has a strong identity, with white buildings, stone walls, sea-facing hills, long sunsets, and an artistic history. Copying a standard villa plan into that environment would have missed the character of the peninsula.
Property Turkey collaborated with Saffet Kaya Architects on the U House. Saffet Kaya previously worked at Zaha Hadid Architects as a project designer and architect, contributing to international projects including the London Aquatics Centre and the Heydar Aliyev Center, where he is credited as a co-author.
The U House is arranged around a private swimming pool and garden. Its two main wings separate living areas from sleeping areas, while a winter garden connects the residence. This layout gives privacy to family members without cutting the home into disconnected rooms.
Cameron calls the U House his favourite and describes it as a labour of love. He kept one for himself because the project represented the type of home in Bodrum he wanted to create and use personally. That ownership is a direct expression of belief in the work and construction that Property Turkey does.

The L House project followed the same commitment to original residential architecture but used a different plan. Its position in Gumusluk allowed the design to focus on panoramic views across the bay and towards the Greek Islands, with the main rooms and exterior areas directed towards the sea.
A completed L House provides four bedrooms and four bathrooms across 229m2 of internal space. One current example stands on an 840m2 private plot with an infinity swimming pool, furnished interiors, broad terraces, roof space, and uninterrupted coastal views.
The L configuration gives the home a protected exterior zone while allowing the main rooms to face the water. Floor-to-ceiling glass, high ceilings, natural stone, steel, and timber were selected to support the architecture rather than cover it with unnecessary decoration.
The U House and L House also began a long-term architectural relationship. Saffet Kaya Architects later worked on Sense Sisli and Sense Levent, taking ideas about light, movement, privacy, and efficient living from private coastal houses into more complex urban developments.
Property Turkey’s move into Istanbul started with custom villas and residences that were completed, handed over, and placed into use. This stage allowed the development team to work within denser districts, different planning conditions, tighter land parcels, and the practical requirements of full-time city residents.
These completed Istanbul properties provided the bridge between the private villa years and the Sense series. They also supported the rule that Property Turkey would keep control of project scale and avoid taking on several active construction sites at the same time.
Sense Sisli brought Property Turkey’s design-led approach to Bomonti, within walking distance of Nisantasi, Istanbul Cevahir, Sisli Metro, and Osmanbey Metro. The project was planned as a low-rise city residence rather than a large anonymous tower.
The apartment collection includes one, two, and three-bedroom homes. Facilities include a gym, reception, laundry area, security systems, parking, and allocated storage. The project was created for city residents, overseas owners, and investors seeking professional rental management in Turkey.
Sense Sisli marked an important stage in Property Turkey’s move from private coastal villas into urban residential development. It proved that the same attention given to light, space, privacy, and daily use could be applied successfully within a compact central Istanbul development.
Sense Levent is in Kagithane, close to Levent and Istanbul’s main business districts. The project contains 166 residences and includes an indoor swimming pool, sauna, gym, underground parking, security, and a 700m2 Sky Lounge and terrace overlooking the city.
The Title Deeds are ready. Apartments include one-bedroom homes from 57m2 and spacious two-bedroom homes from 119m2, with selected upper-level residences offering larger terraces and Istanbul Levent skyline views.
As of August 2026, construction is approximately 65% complete. The structural and most demanding phases are behind the project, while the remaining work concentrates on interiors, communal areas, installation, finishing, testing, and handover preparation.
Most principal finishing materials have already been purchased and placed into storage, including flooring, kitchens, and other essential items. This reduces exposure to supply disruption, future price changes, and delays caused by waiting for later apartment sales before ordering key materials.
Property Turkey has the funds required to complete Sense Levent without selling another residence. 15 apartments are being retained by Cameron as his own profit from the project rather than released simply to generate immediate cash.

The one-project rule is central to Property Turkey’s risk control. Research and feasibility work can begin for a future site, but active construction is not divided between several developments. Sense Levent will be finished before the next Property Turkey build begins.
The funding rule is equally clear. Construction starts with completion capital already secured. Apartment sales improve commercial returns, but they do not finance the next floor or keep the contractor working from one month to another.
This approach has protected Property Turkey clients for more than 17 years of development and construction activity. The company has not failed to complete a project, abandoned a buyer, or started a building without a financial route through to delivery.

Istanbul’s scale explains why responsible urban development carries national significance. The city had a population of over 15 million at the end of 2025, representing 18.3% of Turkey’s population. Housing quality, building safety, land use, and transport access influence millions of residents.
Urban Regeneration is one of Istanbul’s largest long-term priorities. By late 2025, 927,000 homes had been successfully transformed, and work continued on 300,000 more. Around 3.3 million independent sections built before 2000 remain a stated priority for future renewal.
Property Turkey sees participation in Urban Regeneration as a contribution to the city and to Turkey’s development. New projects should improve safety, replace tired housing stock, use central land efficiently, and create residences that people are pleased to occupy long after completion.

Groundwork has already started for the next Property Turkey development after Sense Levent. It is planned as a controlled project of a similar size in a prime central Istanbul location, with research covering land, design, construction costs, transport, buyer demand, rental use, and potential resale performance.
The next site will not move into active construction before Sense Levent is completed. Property Turkey’s one-project rule remains in place, allowing the team to finish the current development before transferring its full attention and capital discipline to the next build.
Early registration gives investors the first opportunity to review the location, plans, apartment mix, payment terms, and pricing before the public launch. It also provides the widest unit choice and access to the first release, where entry prices are generally at their lowest point.
