Turkey has one of the Mediterranean’s largest tourism markets, creating opportunities for buyers looking at hotels for sale in Turkey as operating businesses rather than conventional residential property. The market ranges from small boutique hotels in Istanbul and historic town centres to beach hotels in Antalya, owner-operated properties in Fethiye, and premium hospitality assets in Bodrum. Buyers should look beyond room count and consider location, season length, licensing, management structure, existing bookings, and whether the hotel is already trading successfully or requires repositioning.
Turkey’s Hotel Market Covers Very Different Businesses
TÜİK recorded almost 64 million departing visitors in 2025, while tourism income reached $65.2 billion USD. That scale supports very different accommodation markets, from year-round city demand in Istanbul to seasonal resort business along the Mediterranean and Aegean coasts.
For a hotel buyer, those differences are important. A ten-room property in Sultanahmet can depend on international city-break traffic throughout the year, while a hotel in Ovacık or Kalkan may earn much of its annual income during the main holiday season. Antalya’s larger resort market operates differently again.
An attractive building in a famous destination does not automatically make a strong hotel. Room mix, guest facilities, staffing, operating permissions, and access to the area’s main tourism demand all need to suit the location.
Boutique Hotels, Apart-Hotels, and Larger Resorts
Boutique hotels make up a significant part of the hotels currently offered through Property Turkey. They are particularly common in Istanbul, Bodrum, Fethiye, Antalya, and smaller coastal destinations, where character, position, and guest experience can be more important than extensive facilities.
Apart-hotels combine hotel services with self-contained apartments or suites and can suit destinations where families and longer-stay guests want more living space. At the other end of the market are four and five-star hotels with restaurants, pools, spas, beach facilities, and much larger staffing requirements.
How Much Does a Hotel in Turkey Cost?
Hotel prices depend on location, number of rooms, land, licence status, trading history, proximity to attractions, and whether the business is being sold furnished and operational.
Current Property Turkey inventory includes smaller hotel and conversion opportunities from $1.5 million USD. Boutique hotels in central Istanbul are available from around $2 million USD, while larger operating hotels run into several million dollars. Major resort and city hotels can reach $15 million USD to $25 million USD or more.
A small hotel in a prime pedestrian location can cost more per room than a much larger property in a secondary resort. Buyers should consider the condition of the building, accommodation capacity, and any investment required after purchase.
Istanbul for Year-Round Hotel Demand
Istanbul has Türkiye’s most varied city-hotel market. Sultanahmet and Fatih attract visitors wanting to stay close to the historic peninsula, while Taksim, Galata, and Beyoğlu appeal to guests looking for restaurants, nightlife, shopping, and easy transport around the city.
Opportunities include converted Ottoman houses, guest houses, apartment-style hotels, and established boutique businesses already operating through major booking platforms. Larger hotels in Şişli, Nişantaşı, and other central districts serve a mix of leisure, corporate, and business travellers.
Istanbul’s long tourism season is a major advantage, but exact location is critical. Walking distance to Metro stations, historic attractions, restaurants, and established visitor areas can make a difference to how a hotel performs.
Antalya, Fethiye, and the Mediterranean Coast
Antalya has one of Turkey’s largest accommodation markets. Kaleiçi is known for boutique hotels and historic conversions, while Kemer, Belek, and the wider province include larger tourism businesses with pools, restaurants, and resort facilities. Belek has the additional advantage of an established golf market.
Fethiye has a smaller, more owner-operated hotel scene. Ovacık, Hisarönü, and Çalış include family hotels, apart-hotels, and seasonal businesses, while proximity to beaches, Ölüdeniz, the Marina, and the town centre can shape the type of guest a property attracts.
Kalkan and Kaş are more boutique-led, where terraces, sea views, design, and personal service can be as important as room numbers. These markets suit buyers who want a smaller hospitality business rather than a large resort operation.
Bodrum and the Premium Boutique Market
Bodrum is strongest where the hotel reflects the lifestyle of the Peninsula. Yalıkavak, Türkbükü, Bodrum Town, and other established coastal areas attract guests looking for Marina access, beaches, restaurants, views, and a higher level of service.
What to Check Before Buying a Hotel in Turkey
Buying an existing hotel means checking both the property and the business. Buyers should understand the Title Deed, planning position, tourism permissions, room registration, fire and safety requirements, staff structure, and any contracts that will continue after the sale.
The trading history is equally important. Previous occupancy, room rates, booking-platform performance, repeat guests, seasonal opening periods, and income from restaurants or other facilities can help buyers understand the operation they are taking over.
Properties needing renovation require a different calculation. The purchase price may look attractive, but the building could need substantial work before reopening. Tourism investment and operating requirements also vary according to the type and status of the accommodation business, so these should be checked before purchase.
Buying a Hotel with Property Turkey
A hotel purchase is different from buying a home because the buyer is acquiring a commercial property and, in many cases, an established hospitality business at the same time. Property Turkey has worked with international buyers since 2001, with hotel acquisitions forming part of our complete property ecosystem.
Our current portfolio includes boutique city hotels, seasonal coastal businesses, renovation opportunities, apart-hotels, and larger resort assets. Some buyers want a hotel with staff, bookings, and systems already in place, while others prefer a smaller property that they can operate themselves and develop over time.
