Şişli, Beyoğlu, Kağıthane, and parts of Beşiktaş provide access to employment centres, universities, hospitals, Metro stations, restaurants, and established neighbourhood services. These districts allow buyers to remain close to the core of Istanbul without entering the pricing associated with prime Nişantaşı or waterfront Bosphorus addresses.
Kağıthane has become important in this market. Its position beside Şişli and Levent, combined with Metro connections and extensive Urban Regeneration, has produced a large supply of modern apartment stock within easy reach of major business areas.
Bomonti, within Şişli, has followed a similar transformation over a longer period. Former industrial sites have given way to residential towers, mixed-use developments, hotels, and cultural spaces, while the district is close to Nişantaşı, Taksim, and Istanbul’s main business corridor.
Beyoğlu offers something different. Cihangir, Galata, and streets surrounding Taksim contain established buildings, renovated flats, and individual city homes that appeal to buyers who value character and walkability over large communal facilities.

Rental Potential for Istanbul Apartments
Istanbul’s size and year-round economy support several rental markets. Central apartments can attract professionals, corporate tenants, students, and international residents, particularly when they are close to Metro stations, universities, or major business districts. One and two-bedroom flats are popular with investors because they appeal to a broad tenant base and can also be easier to resell.
Short-term rentals are another segment, particularly in central neighbourhoods with tourism and business demand. However, buyers should not assume that every Istanbul apartment can automatically be advertised on Airbnb or similar platforms.
Turkish law requires a tourism-rental permit for rentals of 100 days or less. Standard apartment buildings require unanimous approval from the building’s owners, while certain high-quality managed residences with the appropriate services and management structure are treated differently under the legislation.
Property Turkey assesses short-term-rental opportunities individually. Selected central apartments and managed residences may already have the appropriate structure for legal short stays, while others are better suited to conventional long-term rental.

Istanbul provides a broad choice around and above this threshold.

Central districts such as Şişli, Beyoğlu, Kağıthane, and Beşiktaş can be especially favourable because citizenship suitability can be combined with rental demand, transport access, and an established resale market.
New-Build or Resale Apartment?
New-build apartments generally provide modern construction, parking, lifts, security, and communal facilities. Many are available in regeneration districts and may also come with staged developer payment plans.
Resale apartments give buyers access to streets and neighbourhoods where new construction is limited. In Nişantaşı, Cihangir, Beşiktaş, and parts of Kadıköy, an older but well-maintained apartment can offer a stronger location than a newer property further from central Istanbul.
For investment buyers, building age should not drive the decision. Rental audience, transport access, monthly management fees, layout, and resale demand provide a better basis for comparing apartments.
