International buyers purchase Istanbul apartments for permanent living, long-term rental income, short stays, and future resale. The city also has one of Turkey’s largest selections of real estate suitable for Turkish Citizenship by Investment.

The strongest opportunities are not necessarily the cheapest apartments or the largest projects. Location, transport, building quality, rental demand, and the surrounding neighbourhood can create substantial differences between homes that appear similar on paper.

 

Istanbul Apartment Types: Resale Flats to Branded Residences

Older resale apartments are common in central districts including Şişli, Beşiktaş, Beyoğlu, and Kadıköy. These homes may have fewer communal facilities than newer projects, but buyers often choose them for established streets, walkability, restaurants, transport, and proximity to business centres.

New-build apartments form a large part of the market in districts undergoing Urban Regeneration. Developments can include underground parking, security, landscaped gardens, gyms, and communal areas, while larger mixed-use projects may combine homes with offices, shops, and restaurants.

At the premium end, branded residences in locations such as Nişantaşı, Levent, Etiler, Maslak, and parts of the Bosphorus offer managed facilities, hotel-style services, and high-specification interiors. Penthouses and Bosphorus-view residences occupy the upper end of Istanbul apartment pricing.

 

Affordable Central Istanbul and Urban Regeneration

One segment Property Turkey continues to favour is sensibly priced property in central or near-central Istanbul. Şişli, Beyoğlu, Kağıthane, and parts of Beşiktaş provide access to employment centres, universities, hospitals, Metro stations, restaurants, and established neighbourhood services. These districts allow buyers to remain close to the core of Istanbul without entering the pricing associated with prime Nişantaşı or waterfront Bosphorus addresses.

Kağıthane has become important in this market. Its position beside Şişli and Levent, combined with Metro connections and extensive Urban Regeneration, has produced a large supply of modern apartment stock within easy reach of major business areas.

Bomonti, within Şişli, has followed a similar transformation over a longer period. Former industrial sites have given way to residential towers, mixed-use developments, hotels, and cultural spaces, while the district is close to Nişantaşı, Taksim, and Istanbul’s main business corridor.

Beyoğlu offers something different. Cihangir, Galata, and streets surrounding Taksim contain established buildings, renovated flats, and individual city homes that appeal to buyers who value character and walkability over large communal facilities.

Urban Regeneration continues to create new housing across established parts of Istanbul, replacing older or earthquake-risk buildings with modern apartment blocks. For buyers, this can provide newer construction without moving to a newly created neighbourhood far from the centre.

 

Where to Buy an Apartment in Istanbul

 

Şişli and Bomonti: Central access, business districts, and strong transport connections define this part of Istanbul. Nişantaşı sits at the premium end, while Bomonti provides a larger supply of modern residences and investment-focused developments.

Beyoğlu: Cihangir, Galata, and Taksim appeal to buyers seeking historic architecture, restaurants, cultural life, and walking access to central Istanbul. Apartments range from renovated older homes to newer regeneration projects.

Kağıthane: One of Istanbul’s most active apartment markets, with newer developments, Metro access, and close proximity to Şişli and Levent. Entry points remain below neighbouring prime central districts.

Beşiktaş: Home to some of Istanbul’s strongest residential addresses. Etiler, Gayrettepe, and surrounding neighbourhoods provide access to universities, business districts, and the Bosphorus, with prices rising considerably in the most prestigious locations.

Kadıköy: One of the Asian side’s most established urban markets, combining restaurants, shopping, ferry connections, Metro links, and a strong local community. It suits buyers who want an active city neighbourhood rather than a large residential compound.

Üsküdar, Ataşehir, and Kartal: Üsküdar offers Bosphorus neighbourhoods and established residential areas. Ataşehir is shaped by business and finance, while Kartal has a larger supply of modern apartment developments and Marmara Sea views.

Bahçeşehir and Beylikdüzü: Further west, these districts provide modern complexes, larger apartments, and family-focused developments. Buyers gain more space for their budget, although regular travel into central Istanbul can take considerably longer.

 

How Much Do Apartments in Istanbul Cost?

Pricing changes significantly according to district, building age, size, facilities, and proximity to the city centre. Property Turkey inventory includes selected apartments from $110,000 USD, while central apartments in areas such as Kağıthane and Bomonti can be found from $160,000 USD. Modern apartments in established central districts, larger family homes, and branded residences price higher, while prime Bosphorus and luxury properties can reach seven figures.

 

Rental Potential for Istanbul Apartments

Istanbul’s size and year-round economy support several rental markets. Central apartments can attract professionals, corporate tenants, students, and international residents, particularly when they are close to Metro stations, universities, or major business districts. One and two-bedroom flats are popular with investors because they appeal to a broad tenant base and can also be easier to resell.

Short-term rentals are another segment, particularly in central neighbourhoods with tourism and business demand. However, buyers should not assume that every Istanbul apartment can automatically be advertised on Airbnb or similar platforms.

Turkish law requires a tourism-rental permit for rentals of 100 days or less. Standard apartment buildings require unanimous approval from the building’s owners, while certain high-quality managed residences with the appropriate services and management structure are treated differently under the legislation.

Property Turkey assesses short-term-rental opportunities individually. Selected central apartments and managed residences may already have the appropriate structure for legal short stays, while others are better suited to conventional long-term rental.

 

Istanbul Apartments for Turkish Citizenship

Apartments are one of the most common property types used by international buyers applying for Turkish Citizenship by Investment. The current property route requires qualifying real estate worth at least $400,000 USD, together with a three-year restriction on resale. Istanbul provides a broad choice around and above this threshold.

Buyers can consider a larger central apartment, premium residence, or qualifying combination of units where permitted. Central districts such as Şişli, Beyoğlu, Kağıthane, and Beşiktaş can be especially favourable because citizenship suitability can be combined with rental demand, transport access, and an established resale market.

 

New-Build or Resale Apartment?

New-build apartments generally provide modern construction, parking, lifts, security, and communal facilities. Many are available in regeneration districts and may also come with staged developer payment plans.

Resale apartments give buyers access to streets and neighbourhoods where new construction is limited. In Nişantaşı, Cihangir, Beşiktaş, and parts of Kadıköy, an older but well-maintained apartment can offer a stronger location than a newer property further from central Istanbul.

For investment buyers, building age should not drive the decision. Rental audience, transport access, monthly management fees, layout, and resale demand provide a better basis for comparing apartments.
