Prosperous, sunny Antalya on the Turkish Riviera is one of Turkey's prime real estate investment destinations. Its sparkling sea and a cultural melting pot of museums, ancient buildings, traditional restaurants and modern shops bring to mind a Mediterranean Miami, a perfect blending of city and beach.
Antalya is an investment destination in Turkey that everyone talks about. Of course, you might have heard about Antalya City; the white-sand beach, the endless entertainment and the city's ample supply of sunshine. However, there might well be one or two things you don't know about this Mediterranean Miami of Turkey.
Firstly - while Antalya loves tourists, there's more to this city than sun-seeking visitors. This modern centre, a business and enterprise hub, hosts trade fairs, conferences, and several local and global companies. Business and commercial visitors make up a significant number of people who visit the city each year, and investment property is a substantial market in Turkey. Antalya is also becoming known for low-cost, high-quality medical centres and health tourism.
Secondly, Antalya is just the beginning. The modern city is close to incredible spots, not just sandy beaches. While there are plenty of coastal hotspots, within a 90-minute drive, you'll also discover world-class golf courses, thousand-year-old ruins, adrenaline sports, fantastic restaurants and beautiful nature spots. This makes the area ideal for investment property for holiday homes and rentals in Turkey.
After Istanbul, Antalya City is Turkey's prime investment spot. Turkish and foreign investors are buying up Antalya property to rent to Turks heading to the prosperous city for work. Sandwiched between mountains and sea, building space is finite in Antalya City. As the population grows yearly, the inevitable supply-and-demand scenario means prices are steadily heading north.
Outside the modern city centre, prices are also rising. The knock-on effect of Antalya City's prosperity and increasing visitor numbers encourages even more tourism. As a result, the outlying towns, diverse enough to appeal to every demographic, are experiencing a steady growth of investment property for sale in Antalya and a healthy rental market.
Some foreigners who visit Antalya want to make the region more than just a holiday destination in Turkey. Foreign property ownership in Antalya has grown yearly for the last 12 years as people seek a permanent escape from winter and a new life in a more laid-back and altogether sunnier destination. Unsure of where to start? Let's have a look at Antalya's coastal hotspots and famous locations.
Sunny, friendly Side attracts young families and retirees. Outside the city centre, you can see the well-preserved ancient Roman town ruins that once stood here. The Side's long beach and flat, accessible town centre make for great summer holidays. At the same time, the town's proximity to Antalya City, 45 minutes away, means that after the holiday season ends and the tourists leave Turkey, this is a great place to live. There's a great rental market here, and many investors and holiday homeowners are earning regular income on their properties.
Belek is Turkey’s premier golf destination. Backed by the stunning Taurus Mountains, Belek's 14 golf courses provide a picturesque location for the world's most popular outdoor pursuit. The town's location is a quick drive from both Side and Antalya City, allowing for easy day trips, or you can buy a golf property in Belek. In addition, several luxurious apartments and villa complexes in the town include golf memberships in property purchases.
With mountainous backdrops, this leafy town's location is right on the Med coastline of Turkey. With many hidden coves and beautiful natural spots, Kemer is beloved by sailors wanting to explore the rugged coastline, a sharp contrast to Side's gentle, sandy beaches. It's also the ideal spot for anyone seeking a summer retreat away from the hustle of city life in Turkey.
Modern and cosmopolitan Alanya offers city living with many restaurants and bars within easy reach of Blue Flag beaches. It's a year-round destination with a strong economy that's not dependent on tourist dollars. The clean, well-ordered city, a favourite with retirees in Turkey due to facilities and good year-round weather, is 2.5 hours away from Antalya airport, So, not quite accessible as other resorts. However, nearby Gazipasa airport increased the region's profile. Some of the best prices are in Alanya.
Previously, the property hotspots for sale in Antalya city centre were Konyaalti and Lara Beach. However, high demand and low supply left many investors frustrated. So instead, developers started concentrating on the nearby Altinbas area, where prices start from budget ranges, giving every investor much scope to gain with off-plan for sale prices and capital appreciation. As a result, this area is the most talked about in investment property circles in Turkey as of late.
Hanna and Nils Christophersen left their native Norway eight years ago for the sunny shores of Side. Intending to buy a property just as a holiday home, the couple found themselves staying longer and longer each year. They always saw Turkey as a holiday destination only, but over the years, this changed as Turkey began to feel like home. As they got to know the country and the local area, the couple, both in their mid-sixties, began to notice a change. They saw more people arriving each year for holidays, and more foreigners also started buying property. As a result, have many foreign expat neighbours who own Antalya property.
The pair decided to invest their money in local property, and bought two off-plan two-bedroom apartments in a new complex and began to market them for rentals. Nils says within two years, the properties significantly increased in value, and now are worth twice as much. They receive regular rental income, with several repeat visitors each year. Buying real estate in Turkey was so successful that the couple purchased another three-bedroom unit last year. Their property income means they supplement their pensions and live a very comfortable lifestyle. Hanna says our summers in Turkey are hectic looking after the apartments and our guests. She adds that while it's possible to use a management company to take care of properties, they like to manage their investments personally.
During the winter in Turkey, they take a break. The area's biggest attraction was the outdoor activities. The hardy duo, used to North Atlantic chilly waters, loves swimming every morning. They also ski during the winter and make the odd rafting trip. Nils recommends Side for other retirees as there is much to keep you busy. You will be delighted if you make an effort to learn the language of Turkey and be social in the community.
