22,000 short-term rental permits issued

On January 1, 2024, the Culture and Tourism Ministry implemented new rules and regulations in order to combat rising rental costs and Airbnb in Turkey. Owners now needed to apply for a Rental Permit in order to rent out their property on a short-term basis to tourists and visitors to Turkey.

 

Over 22,000 permits issued in 2024

Data released from the Culture and Tourism Ministry shows that since the beginning of the year, a total of 22,939 “Residential Properties with Tourism Rental Permits” have been issued in 2024 in the real estate and tourism sectors.

The new legislation allows homeowners who have a “Tourism Rental Permit” to rent out their properties to local guests or foreign travellers for up to 100 days at a time. Owners who are found to be renting out their properties without permits face fines – penalties of 100,000 Turkish Liras per unlicensed rental and 500,000 for continuing to violate the law.

 

Where are the permits being issued?

According to information from the data, the western Mugla province currently has the largest number of tourism rental properties with permits – a total of 6,573 properties are registered for tourism purposes.

The coastal city of Antalya currently has 4,899 homes registered for tourism, while the megacity of Istanbul has 2,250 units, and Izmir has 1,959 properties registered for tourism purposes and able to rent their homes out on a short-term basis.

 

Why did Turkey implement these new rules?

The rise of global booking websites such as Airbnb and other rental apps saw a huge rise in the number of properties available for short-term rent in Turkey and numerous other countries around the world.

While this has provided homeowners with additional income and profit, it has led to a negative impact on the local rental market with increased monthly rental prices, disputes between landlords and tenants, and even housing shortages in the most popular areas of certain cities.
