The pull of seaside living is strong, and that’s no exception in Istanbul. However, seafront land is vanishing, swallowed up by urban development, and investors and lifestyle buyers are left with few options to achieve that coveted waterfront spot.

Property Turkey director Cameron Deggin has been keeping a close eye on the city’s waterfront developments.

“It’s hardly surprising that waterfront property in Istanbul is scarce,” he said. “Istanbul property has been top of many investors’ lists over the last 10 to 15 years, and waterfront homes will always be the number one choice.”

With development marching at a rapid pace, there are just a few opportunities left for investors, Deggin said.

However, investors are in luck, he added. “Unlike other metropolitan seaside areas, let’s say Manhattan or Dubai, waterfront property is still on the affordable side in Istanbul.”

While you might pay upwards of $900,000 for a modest apartment in Manhattan, and almost $800,000 in Dubai, in Istanbul, one-beds start at a reasonable $200,000.

But that won’t remain the case - and investors know it, Deggin said.

"With all the major metropolitan cities I’ve seen, not only does seafront property never lose its value, but the real estate appreciates in value higher than any other properties."

Aimed at families, there are no one-bedroom apartments in this newly-completed complex: buyers can choose from units starting from two-bedrooms. Each unit has an open plan design with large balconies from which you can gaze out over the Sea of Marmara.
