FACILITIES & LOCATION

With 500m2 of living space built on an a very private plot, this incredible contemporary villa is the perfect getaway for a large family or group. Designed exclusively by Property Turkey’s team of architects, this bespoke villa utilises some of the most cutting-edge features found anywhere in the Mediterranean or Aegean.

Ground floor:

Entering the villa from its rear entrance you’ll find yourself in a spacious, light-filled hall. Your eye will be instantly drawn to the incredible Aegean Sea view, which is on show from every corner of this space. On your left hand side towards the rear of the house you’ll find the kitchen. Kitted out with the most exquisite, modern appliances and granite work tops, this room would make a top chef drool. An island in the middle of the 35m2 space provides extra work space while an American bar, separating the kitchen from the main dining area, is the perfect spot for casual meals. Built in a semi open plan design, the kitchen is separated from the main living area by a separator wall containing a large aquarium.

Despite the living area’s open plan design and 50m2 size, the space feels cosy thanks to a separator wall containing a gas fireplace. The fireplace warms the living space on cool winter evenings as well as providing a gentle illumination throughout the room.

When you raise your eyes you’ll see the atrium surrounding the living room, meaning that this central living area has ceilings of almost 7.5 metres high. Two sides of the atrium contain a catwalk which looks down onto the living area, and of course, give you a front-row seat to the wide-open sea views beneath you. In fact, as you walk through the rooms of this contemporary Bodrum villa you will realise that there is no room left untouched by the magnificent Aegean sea.

The living space is sea-facing, and designers have wisely turned this aspect to its best advantage with huge floor-to-ceiling windows that frame the incredible views over Yalikavak town, marina and of course, the cerulean Aegean Sea. The living space is designed so that this unparalleled vista is showcased from every corner of the living space from the atrium to the sunken living area. The upper section of the window has adjustable built-in shades to block the excess sunshine without compromising the panoramic views.

To the right hand side of the hall there is a ground floor bedroom with a large en suite and a balcony that opens onto the pool deck. This is an ideal spot for those who wish to reside on the lower level.

Pool and deck:

This is where this villa’s design really comes into its own. The villa’s layout is comprised of three cubic sections, with the section containing the living area jutting forward. When the living area’s front panels are opened the interior of the living area becomes an outdoor living space that aligns with the dining room terrace. With this clever feature our designers have ensured a perfect indoor-outdoor flow.

The deck area contains a large pool. At almost 12 metres long and eight metres wide, this is one of the largest private pools on the peninsula. At the pool’s sea-facing, an inverted L shape section runs parallel to the sea, where there are stools and an infinity feature. This sunset infinity feature is the ideal spot for enjoying a cocktail as the sun goes down.

The decking consists of high quality teak with travertine, while the pool itself is clad with marble. To the right of the pool you’ll see a garden BBQ area with a pergola-style shade. This garden area provides guests and residents a shady poolside seating option.

Beneath the pool is an extra living space of 60m2, which can be utilised as a caretaker home, a self-contained guest suite or a large leisure suite. This apartment will have a living room, small kitchen, a double bedroom and a small private garden. And, of course, the striking sea views you’d expect.

First floor:

Upstairs, two bedrooms are accessible on the right hand side of the catwalk. The front-facing bedroom has a separator wall, behind which you will access a walk-in dressing room and a huge Jacuzzi bathroom. At the front of the bedroom there is a spacious balcony from which to enjoy the view.

The second first floor bedroom is accessed from the rear of the catwalk. You can see the sea from the room’s side windows, and a balcony provides a view of the mountains to the rear of the property. This bedroom is suitable for conversion to an office space.

On the left hand side of the catwalk you’ll see another master bedroom. This bedroom has a similar set up to the front-facing right wing bedroom, with a separate Jacuzzi, bathroom and dressing room. There’s also a large sea-facing balcony and a smaller rear-facing balcony too, where you can enjoy the serenity of the hills of Yalikavak.

Grounds:

The property is surrounded by natural stone walls and the gardens have been left in as natural a state as possible to give the grounds a natural, rural feel. Native trees and a few scattered rocks lend a wild, untamed feel. The villa’s roof will be covered with a simulated lawn, a way to help the villa blend into its surroundings and contribute to the indoor-outdoor flow. Entrance to the property is via a remote access entrance gate from the rear, where there is a covered carport; or from the side of the garden, which leads you to a covered garage under the pool area.

The area:

This contemporary villa for sale in Bodrum is located in the peninsula’s most exciting town. Yalikavak (or Sandyma as it was known in 2000 BC), is the second largest town on the peninsula. However, for the past few years this striking town has slowly been stealing the limelight from neighbouring Bodrum town and is now considered one of Turkey’s most desirable location. The recent re-opening of Yalikavak Marina in its new incarnation of Palmarina Bodrum has catapulted Yalikavak into the stratosphere, attracting some of the wealthiest names in the world.

With some of the finest restaurants found anywhere in the country, Yalikavak is making a name for itself on the world stage of dining. A number of sophisticated clubs have sprung up in the area and the seafront promenade is lined with lovely cafes and boutique shops.

This is one town that’s truly going places, and development has been sudden. However, the Yalikavak of yesterday is still present in the town’s winding streets and the old fashioned coffee houses; the produce markets and the handmade crafts. And the town’s most spectacular feature, the sunsets that bring tourists from near and far, are the same today as they were thousands of years ago. Some things never change, while others evolve for the better. Yalikavak combines old and new world Aegean in a way that will stay with you forever.

Note - price varies depending on choice of land. There are several parcels available ranging from 1,500sqm to 7,000sqm.
